The problem

Pavement doesn't fail at the surface. It fails underneath, quietly, for years.

By the time a lot looks bad, the damage is structural. Oxidation strips the binder, hairline cracks open a path to the base, and every freeze-thaw cycle drives water deeper into the material holding your surface up. Nothing visible changes for three seasons — then everything does at once.

That is why we treat commercial pavement as an asset on a maintenance cycle rather than a repair you schedule when someone complains.

Almost never fully. We phase commercial lots in halves or quadrants so tenants and customers always have access. A typical 150-stall lot is sealed and striped in two working days, with each phase closed for roughly 24 hours to cure.

Yes. We carry $5,000,000 commercial general liability, active WCB Alberta coverage in good standing, and a City of Calgary business licence. Certificates are attached to every quote and can be issued naming your ownership entity and property manager as additional insured.

Mid-May through late September. Sealer needs surface temperatures above 10°C and rising, with no rain for 24 hours. We book the season from February onward, and shoulder-season dates go first — get on the schedule early.

Yes, and for retail and grocery centres we usually recommend it. Night work carries a modest premium but eliminates customer disruption entirely.
