Commercial asphalt sealcoating in Calgary

Sealcoating protects asphalt that is still structurally sound. Applied to a properly prepared surface at a documented coverage rate, it slows oxidation and keeps the surface shedding water instead of absorbing it.

Preparation decides the result

Sealer applied over dust does not bond. Sweeping, blowing, oil-spot priming and edge trimming are labour with no visible product attached, which is exactly why they are the easiest hours to leave out of a low bid.

Working cracks are treated before any coating goes down. Coating over an open crack hides it for a season without keeping water out of the layers underneath.

Sweeping and blowing, oil-spot priming and edge trimming so the coating bonds to asphalt rather than to debris.

Crack treatment first

Working cracks are cleaned and sealed before coating, so the surface protection is not doing a job it cannot do.

Two coats applied at a documented coverage rate, with the rate recorded rather than described.

Layout and markings

Stalls, drive aisles, fire lanes and accessible parking re-established by line painting once the surface has cured.

Phased scheduling

Lots are staged in halves or quadrants and each phase is closed while it cures, phased to help maintain property access during the work.

When sealcoating is — and is not — the right answer

A good candidate

Pavement that is structurally sound, drains reasonably and shows surface oxidation or wear rather than failure.

Not a candidate

Interconnected alligator cracking indicates the base has lost support. Those areas need repair, not a coating over the top.

Drainage first

Where water sits on the surface for long periods, the grade is the problem and a coating will not correct it.

New asphalt

Fresh pavement needs to oxidize through a season before it will accept a coating properly.

Season and temperature

Sealer needs surface temperatures above 10°C and dry conditions to cure as intended, which is why the Alberta season is limited.

Service life depends on pavement condition, traffic, drainage, preparation, application and ongoing maintenance. Where a surface is not a candidate this year, we will tell you rather than coating over it.
