DRIVEWAY SEALING IN CALGARY

WHAT SEALING ACTUALLY DOES

Asphalt is held together by binder. Sun and oxygen break that binder down. The surface turns grey, loses flexibility and starts letting water in. Sealing puts a protective layer between your driveway and everything that's aging it.

  • Blocks UV and oxidation. The main reason black asphalt turns grey and brittle.
  • Sheds water. Water that sits on and soaks into asphalt is what turns small problems into big ones.
  • Resists fuel and oil staining. A sealed surface is far easier to clean up after a spill.
  • Restores appearance. Uniform black finish and clean edges. It looks like a new driveway from the street.

Be clear about one thing: seal coating is preventative maintenance, not structural repair. It protects asphalt that's still in reasonable shape. It does not fix a failing base, and it does not fill cracks — that's a separate step we do first.

  • Surface has faded from black to grey
  • Cracks are present but narrow and repairable
  • Asphalt is still firm underfoot with no soft spots
  • Driveway is a few years past paving or its last seal

  • Wide, branching alligator cracking across large areas
  • Potholes or crumbling sections
  • Areas that flex or sink underfoot
  • Brand new asphalt that hasn't cured yet
